Default having been made in the payment of the indebtedness secured by that certain mortgage executed by Mickey Lynn Martin and Dililah Stinnett Martin, husband and wife, originally in favor of AmeriQuest Mortgage Company, on the 24th day of April, 1999, said mortgage recorded in the Office of the Judge of Probate of Limestone County, Alabama, in Book 99320, Page 046; the undersigned U.S. ROF II Legal Title Trust 2015-1, by U.S. Bank National Association, as Legal Title Trustee, as Mortgagee/Transferee, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash, in front of the main entrance of the Courthouse at Athens, Limestone County, Alabama, on September 20, 2017, during the legal hours of sale, all of its right, title, and interest in and to the following described real estate, situated in Limestone County, Alabama, to-wit:



A parcel or tract of land located in the East Half of the Northeast Quarter of Section 23, Township 3 South, Range 3 West, Limestone County, Alabama and being more particularly described as follows: beginning at the Northeast corner of a 487.0 foot strip evenly off the West side of the East Half of the Northeast Quarter of Section 23 and also on the intersection of the centerline of Capshaw Road with the centerline of Helen Balch Road; said point being the true point of beginning of the herein described real estate; thence from said true point of beginning run West and along the centerline of Capshaw Road, 210.0 feet to a point; thence run South, 210.0 feet to a point; thence run East, 210 feet to a point on the centerline of Helen Balch Road; thence North and along the centerline of Helen Balch Road, 210.0 feet to the true point of beginning. Said tract contains 1.0 acre, more or less, and being subject to One Half the right of way of both Capshaw Road and Helen Balch Road.

The successful bidder must tender a non-refundable deposit of Five Thousand Dollars ($5,000.00) in certified funds made payable to Sirote & Permutt, P.C. at the time and place of the sale. The balance of the purchase price must be paid in certified funds by noon the next business day at the Law Office of Sirote & Permutt, P.C. at the address indicated below. Sirote & Permutt, P.C. reserves the right to award the bid to the next highest bidder should the highest bidder fail to timely tender the total amount due.



The Mortgagee/Transferee reserves the right to bid for and purchase the real estate and to credit its purchase price against the expenses of sale and the indebtedness secured by the real estate.
