Default having been made in the payment of the indebtedness secured by that certain mortgage executed by E Wayne Killian and Lisa Renee Killian, husband and wife and Betty Jo Killian, an unmarried woman, originally in favor of Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Firstcity Mortgage, Inc. dba Firstcity Financial Inc., its successors and assigns, on April 8, 2005, said mortgage recorded in the Office of the Judge of Probate of Limestone County, Alabama, at RLPY Book 2005, Page 20225; the undersigned U.S. BANK TRUST COMPANY, NATIONAL ASSOCIATION, as Trust Administrator and as Indenture Trustee for CITIGROUP MORTGAGE LOAN TRUST 2023-RP1, as Mortgagee/Transferee, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash or certified funds, in front of the main entrance of the Courthouse at Limestone County, Alabama, on August 12, 2025, during the legal hours of sale, all of its right, title, and interest in and to the following described real estate, situated in Limestone County, Alabama, to-wit:

Half Section line; thence North 93 yards to the point of beginning, containing 9 acres, more or less, and being a part of the same real estate conveyed to grantors herein by deed recorded in Volume 714, Page 80 in the Probate Office of Limestone County, Alabama.
Less & Except: All that part of the Southeast Quarter of Section 13, Township 3 South, Range 3 West of the Huntsville Meridian, Limestone County, Alabama, more particularly described as commencing at the Northwest
Corner of the Southeast Quarter of said Section 13, said point being in the centerline of Sanderson Rood;
thence from the point of beginning and leaving said centerline due East 222.65 feet to a point;
thence South 01 degrees 43 minutes 40 seconds West 105.00 feet to a point;
thence South 88 degrees 56 minutes 20 seconds West 217.80 feet to a point in the centerline of Sanderson Road; thence along said centerline North 00 degrees 54 minutes 20 seconds West 109.00 feet to the point of beginning and containing 0.54 acres, more or less.
Subject to a right of way along the West boundary for Sanderson Road. Subject to any rights of ways, easements or restrictions of record.
