Default having been made in the payment of the indebtedness secured by that certain mortgage executed by Stephen D. Gleim, Jr. and Gracie A. Gleim, originally in favor of Mortgage Electronic Registration Systems, Inc., as nominee for iFreedom Direct Corporation, on January 11, 2017, said mortgage recorded in the Office of the Judge of Probate of Limestone County, Alabama, in Mortgage Book 2017, Page 2448; the undersigned Wintrust Mortgage, a division of Barrington Bank & Trust Company, N.A. as Mortgagee/Transferee, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash, in front of the main entrance of the Courthouse at Limestone County, Alabama, on July 25, 2025, during the legal hours of sale, all of its rights, title, and interest in and to the following described real estate, situated in Limestone County, Alabama, to-wit:
0.23 acres lying in the Northeast Quarter of the Northwest Quarter of Section 24, Township 3 South, Range 7 West, Limestone County, Alabama, and being more particularly described as follows;
Commencing at an existing Railroad spike at the Northeast corner of the Northwest Quarter of said Section 25; Thence South 00 degrees 27 minutes 41 seconds East for a distance of 4.05 feet to a point in the center of Snake Road; Thence North 89 degrees 43 minutes 17 seconds West along the center of said Road for a distance of 225.03 feet to the POINT OF BEGINNING of the herein described property;
Thence from the POINT OF BEGINNING, South 00 degrees 03 minutes 49 seconds East for a distance of 130.29 feet to an iron pin, passing an iron pin on the South Right-of-Way Margin of Snake Road at a distance of 30.0 feet;
Thence South 89 degrees 48 minutes 10 seconds West for a distance of 76.70 feet to an iron pin;
Thence North 00 degrees 50 minutes 29 seconds East for a distance of 130.93 feet to a point in the center of Snake Road, passing an iron pin on the South Right-of-Way Margin of Snake Road at a distance of 100.93 feet;
Thence South 89 degrees 43 minutes 17 seconds East along the center of Snake Road for a distance of 74.63 feet to the POINT OF BEGINNING, containing 0.23 acres.
And Being Subject To: One half the Right-of-Way of Snake Road along the North Boundary, said Right-of-Way containing 0.05 acres.
Said legal description being controlling, however the property is more commonly known as: 5804 Snake Road , Athens, AL 35611.
THIS PROPERTY WILL BE SOLD ON AN "AS IS, WHERE IS" BASIS, WITHOUT WARRANTY OR RECOURSE, EXPRESSED OR IMPLIED AS TO TITLE, USE AND/OR ENJOYMENT AND WILL BE SOLD SUBJECT TO THE RIGHT OF REDEMPTION OF ALL PARTIES ENTITLED THERETO.
