Hines and Brenda L. CA-0044-LS, said 5/8 rebar being the Point of True Beginning of the tract herein described, Thence from the Point of True Beginning North 02 degrees 39 minutes 52 seconds East a distance of 736.96 feet to a set 5/8 rebar with cap stamped Dunivant Engr. Co. CA-0044-LS, Thence South 89 degrees 44 minutes 07 seconds East a distance of 186.95 feet to a set 5/8 rebar with cap stamped Dunivant Engr. Co. CA-0044-LS, Thence South 00 degrees 16 minutes 16 seconds East a distance of 166.21 feet to a set 5/8 rebar with cap stamped Dunivant Engr. Co. CA-0044-LS, Thence North 88 degrees 03 minutes 13 seconds West a distance of 153.35 feet to a set 5/8 rebar with cap stamped Dunivant Engr. Co. CA-0044-LS, Thence South 02 degrees 36 minutes 36 seconds West a distance of 578.65 feet to a set 5/8 rebar with cap stamped Dunivant Engr. Co. CA-0044-LS on the North right-of-way of said Huntsville Browns Ferry Road, Thence North 87 degrees 16 minutes 00 seconds West along the North right-of-way of said Huntsville Browns Ferry Road a distance of 42.43 feet to the Point of True Beginning and containing 1.27 acres, more or less. The legal description above is the same included in the Modification of Mortgage Agreement signed on April 1, 2024, recorded on April 5, 2024, in Book 2024, Page 23628, executed by Borrowers, Joe D. Hines and Brenda L. Hines, and Nationstar Mortgage LLC d/b/a Mr. Cooper, by Tsedale Alemu. The modification modified the initial legal description to reflect the true intentions of the parties. Said legal description being controlling, however the property is more commonly known as: 18501 Huntsville-Brownsferry Road, Athens, AL 35611. THIS PROPERTY WILL BE SOLD ON AN AS IS, WHERE IS BASIS, WITHOUT WARRANTY OR RECOURSE, EXPRESSED OR IMPLIED AS TO TITLE, USE AND/OR ENJOYMENT AND WILL BE SOLD SUBJECT TO THE RIGHT OF REDEMPTION OF ALL PARTIES ENTITLED THERETO.
