Default having been made of the terms of the loan documents secured by that certain mortgage executed by Shaun M Savage and Valerie E. Savage, husband and wife, to Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Freedom Mortgage Corporation, its successors and assigns dated May 9, 2012; said mortgage being recorded on May 17, 2012 in Deed Book 2012, Page 27376 in the Office of the Judge of Probate of Limestone County, Alabama. Said Mortgage was last sold, assigned and transferred to Freedom Mortgage Corporation by assignment recorded in Deed Book 2015, Page 15709 in the Office of the Judge of Probate of Limestone County, Alabama.
The undersigned, Freedom Mortgage Corporation, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash before the main entrance of the Court House in Limestone County, Alabama during the legal hours of sale (between 11am and 4pm), on May 19, 2026 the following property, situated in Limestone County, Alabama, to-wit:

Coffman", passing a 5/8 inch rebar set with plastic cap stamped "RLS 15455 Ronnie G. Coffman", on the East right-of-way of Mooresville Road at a distance of 30.01 feet, Thence South 00 degrees 04 minutes 09 seconds West a distance of 165.00 feet to a 5/8 inch rebar set with plastic cap stamped "RLS 15455 Ronnie G. Coffman", Thence North 89 degrees 05 minutes 24 seconds West and parallel with the South boundary of the Northwest Quarter of said Section 5 a distance of 240.00 feet to an existing mag nail on the West boundary of said Section 5 and in the centerline of Mooresville Road (60.00 foot right-of-way), passing a 5/8 inch rebar set with plastic cap stamped "RLS 15455 Ronnie G. Coffman", on the East right-of-way said Mooresville Road at a distance of 210.00 feet, said mag nail in the centerline of Mooresville Road located North 00 degrees 04 minutes 09 seconds East a distance of 150.00 feet from the Southwest corner of the Northwest Quarter of said Section 5, Thence North 00 degrees 04 minutes 09 seconds East along the West boundary of said Section 5 and the centerline of Mooresville Road a distance of 156.00 feet to the point of true beginning and containing 0.884 acres, more or less, with a relative error of closure no greater than one foot in 10,000 feet.
And subject to: 30.00 feet evenly off the West side of the above described property for one-half the right-of-way of Mooresville Road containing 0.108 acres, more or less.
And also subject to: 30.00 feet evenly off the South side of the above described property for an ingress, egress, and utility easement.
Said property is commonly known as 23520 Mooresville Road, Athens, AL 35613.
Should a conflict arise between the property address and the legal description, the legal description will control.
