Default having been made in the terms of that mortgage executed on October 3, 2023 by Lakeshia D. Leslie, an unmarried individual, Sammy Leslie, Spouse of Eloise Leslie and Eloise Leslie, spouse of Sammy Leslie, to EvaBank, which said mortgage is recorded in Book RLPY 2023, Page 71389 in the Probate Office of Limestone County, Alabama, and default continuing, and by virtue of the power of sale contained in said mortgage, the following described property will be sold at public outcry, for cash, to the highest bidder, in front of the Courthouse door of said County, in Athens, Alabama, during the legal hours of sale on February 2, 2026:
A tract of land lying in the Southwest Quarter of the Southeast Quarter of Section 11, Township 4 South, Range 3 West, and being more particularly described as follows: Commence at a point being used as the Northwest corner of the Southwest Quarter of the Southeast Quarter of Section 11, Township 4 South, Range 3 West; thence North 88 degrees 48 minutes 56 seconds East a distance of 906.75 feet to an existing 5/8 inch rebar; Thence South 01 degrees 09 minutes 08 seconds East a distance of 477.01 feet to an existing 5/8 inch rebar with a cap stamped "Dunivant Engr.Co.CA-0044-LS" on the East side of a 40 foot gravel road, said 5/8 inch rebar being the POINT OF TRUE BEGINNING of the tract herein described; Thence from the Point of True Beginning North 89 degrees 39 minutes 53 seconds East a distance of 162.00 feet to an existing 5/8 inch rebar with a cap stamped "Dunivant Engr.Co.CA-0044-LS"; Thence South 01 degrees 09 minutes 08 seconds East a distance of 93.00 feet to a set 5/8 inch rebar with a camp stamped "Dunivant Engr.Co.CA-0044-LS"; Thence South 89 degrees 39 minutes 53 seconds West a distance of 162.00 feet to an existing 5/8 inch rebar with a cap stamped "Dunivant Engr.Co.CA-0044-LS" on the East side of a 40 foot gravel road; Thence North 01 degrees 09 minutes 08 seconds West along the East side of said gravel road a distance of 93.00 feet to the Point of True Beginning and containing 0.346 acres, more or less.
Together with appurtenances thereto.
Said property is subject to easements, restrictions, setback lines, and covenants of record.
Including a 2011 Clayton Homes manufactured home located thereon.
Said sale is made for the purpose of paying the mortgage debt and cost of foreclosure.
