HUMPHREY, to American General Finance, Inc., on December 15, 1998, in the original amount of $51,142.73, said Mortgage being recorded on December 18, 1998 in the Office of the Judge of Probate of Limestone County, Alabama, in Fiche 98583 Page 51 and modified at Rlpy Book 2009, Page 16587, Clerk File No. 84544; and last assigned to JPMorgan Chase Bank, National Association FKA J.P. Morgan Mortgage Acquisition Corp. by virtue of that Assignment of Mortgage recorded in the Office of the Judge of Probate of Limestone County, Alabama on December 16, 2019, in Rlpy Book 2019 Page 84186. ALSO: The following described easement for the purpose of ingress into and egress from: Said easement being described as follows: Beginning at the Southeast corner of the East Half of the Southeast Quarter of Section 26, Township 3 South, Range 3 West, thence run East along the South boundary of said quarter for a distance of 848.1 feet to a railroad spike; said point being the true point of beginning of the herein described real estate; thence continue West for a distance of 30.0 feet to a point; thence run North and parallel with the East boundary of said quarter for a distance of 2025.61 feet, more or less, to a point on the South right-of-way line of U.S. Highway 72; thence run South 77 degrees 35 minutes West along said right-of-way for a distance of 30.72 feet to a point; thence run South and parallel with the said East boundary of the said quarter for a distance of 2019.0 feet, more or less, to the true point of beginning.

Said property will be sold on an "as is, where is" basis subject to any easements, encumbrances, and exceptions contained in said Mortgage and those contained in the records of the Office of the Judge of Probate where the above-described property is situated. Said property will be sold without warranty or recourses expressed or implied as to title, use and\or enjoyment, and will be sold subject to the right of redemption of all parties entitled hereto. Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, but not yet due and payable), any matters which might be disclosed by an accurate survey and inspection of the property, any assessments or easements, liens, zoning ordinances, restrictions, covenants, and any security deeds, mortgages or deeds of trust and any other matters of record superior to the Mortgage first set out above.
The sale will be conducted subject (1) to confirmation that the sale is not prohibited under the U.S. Bankruptcy Code and (2) to final confirmation and audit of the status of the loan with the holder of the security deed.
