Default having been made in the payment of the indebtedness secured by that certain mortgage executed by Julie Faye Keith, unmarried woman, originally in favor of PNC Bank, National Association, on November 28, 2022, said mortgage recorded in the Office of the Judge of Probate of Limestone County, Alabama, in RLPY Book 2023 Page 228; the undersigned PNC Bank, National Association, as Mortgagee/Transferee, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash, in front of the main entrance of the Courthouse at Athens, Limestone County, Alabama, on August 21, 2025, during the legal hours of sale, all of its rights, title, and interest in and to the following described real estate, situated in Limestone County, Alabama, to-wit:
A tract of parcel of land located in the Northeast Quarter of Section 5, Township 3 South, Range 4 West, of the Huntsville Meridian, Limestone County, Alabama, and being Lot 2C, Block 2 of the Middletown Addition to the City of Athens, Alabama, according to the 1914 map on file in the Probate Office of Limestone County, Alabama, in Plat Book "A", Page 15, being more particularly described as follows: Commencing at an existing 5/8 inch rebar with plastic cap stamped "Dunivant Engr. Co., CA-0044-LS", at the Northeast corner of Lot 2-A, Block 2, of said Middletown Addition to the City of Athens, Alabama, thence South 01 degrees 31 minutes 42 seconds West a distance of 110.80 feet to a 5/8 inch rebar set, the Point of True Beginning of the herein described tract, passing an existing 5/8 inch rebar with plastic cap stamped "Dunivant Engr. Co., CA-0044-LS", on the South right of way of 6th Avenue at a distance of 14.42 feet, thence from the Point of True Beginning, continue South 01 degrees 31 minutes 42 seconds West a distance of 52.56 feet to an existing 5/8 inch rebar with plastic cap stamped "Dunivant Engr. Co., CA-0044-LS", thence South 88 degrees 15 minutes 07 seconds West along a wire fence line and hedge row a distance of 179.06 feet to an existing 1 1/2 inch pipe, on the East right of way of North Jefferson Street, thence North 09 degrees 46 minutes 24 seconds West along the East right of way of North Jefferson Street, being 34.00 feet East of at right angles with its centerline a distance of 55.60 feet to a 5/8 inch rebar set, thence North 89 degrees 01 minutes 53 seconds East a distance of 189.84 feet to the Point of True Beginning, containing 0.228 acres, more or less, with a relative error of closure no greater than one foot in 10,000 feet..
