Notice is hereby given that the following Ordinance will be considered by the City Council of the City of Athens, Alabama, at its regular meeting to be held on October 27, 2025, in the Council Chambers of City Hall at 200 W. Hobbs Street, in the City of Athens, Alabama, at 4:30 p.m., and at such time and place, all persons who desire shall have an opportunity of being heard in opposition to or in favor of the following proposed Ordinance.

AN ORDINANCE TO REZONE +/- 4.48 ACRES OF PROPERTY FOR RUTHANN D. BARKSDALE, EMILY SIMMONS, & KEITH ROWE FROM EST (ESTATE RESIDENTIAL AND AGRICULTURAL) TO R-1-1 (LOW DENSITY SINGLE FAMILY RESIDENTIAL DISTRICT). PROPERTY IS LOCATED AT 14399 CAMBRIDGE LANE AND 14297 CAMBRIDGE LANE, (PARCEL #S: 44-10-06-24-0-001-020.000 AND 44-10-06-24-0-001-019.000) WITHIN THE CORPORATE LIMITS OF THE CITY OF ATHENS.

WHEREAS, the City Council of the City of Athens, Alabama, has heretofore adopted, "The Zoning Ordinance of the City of Athens, Alabama," and,

WHEREAS, the Planning Commission of the City of Athens, Alabama, has made a recommendation to the City Council of the City of Athens, Alabama, that the hereinafter described area should be rezoned from EST (Estate Residential and Agricultural) to R-1-1 (Low Density Single Family Residential District).

The City Council of the City of Athens, Alabama, finds that "The Zoning Ordinance of the City of Athens, Alabama," should be amended so as to zone the hereinafter described area as R-1-1 (Low Density Single Family Residential District with Conditions).

NOW, THEREFORE BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF ATHENS, ALABAMA, as follows:

That all of the hereinafter described area or real estate is hereby zoned R-1-1 (Low Density Single Family Residential District with Conditions) in accordance with and defined by "The Zoning Ordinance of the City of Athens, Alabama," and that the area which is zoned as aforesaid is situated in Athens, Limestone County, Alabama, and is more particularly described as follows:

A tract of land lying in the Northeast Quarter of the Southeast Quarter of Section 24, Township 3 South, Range 4 West, more particularly described as beginning at a point in the middle of the pavement of Cambridge Lane Road and the East boundary line of said Section 24, 375 feet South of the Northeast corner of the Southeast Quarter of Section 24, and run thence West 80 degrees 00 minutes South 292 feet; thence South and parallel to the Cambridge Lane Road on the East boundary line of said Section 24 a distance of 615 feet to the middle of a ditch; thence along the middle of the ditch in a Northeasterly direction to a point where the center of the ditch intersects the center of the Cambridge Lane Road and section line; thence along the middle of the road North 0 degrees 30 minutes West 400 feet to the point of beginning.

AND

A triangular tract of land lying and being in the Northeast Quarter of the Southeast Quarter of Section 24, Township 3 South, Range 4 West, more particularly described as beginning at a point on the east boundary line of said Section 24, 775 feet South of the Northeast corner of said Southeast Quarter of Section 24, said point of beginning being in the center of a ditch and the center of the Cambridge Lane Road; thence South 0 degrees 30 minutes East along the section line and the middle of the pavement a distance of 308 feet; thence due west 305 feet to the middle of the ditch; thence in a northwesterly direction along the middle of said ditch to the point of the beginning.
