NOTICE OF FORECLOSURE SALE
LIMESTONE COUNTY, ALABAMA
Default having been made in the payment of the indebtedness secured by that certain mortgage given by James Slobojan and Martha Slobojan, husband and wife to Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Rocket Mortgage, LLC, dated August 22, 2023, and recorded in Book 2023 at Page 61274 on September 6, 2023, in the Office of the Judge of Probate of Limestone County, Alabama, as last transferred to Rocket Mortgage, LLC f/k/a Quicken Loans, LLC by assignment, recorded on December 1, 2025, in Book 2025, at Page 99214 in the Office of the Judge of Probate of Limestone County, Alabama, conveying the after-described property to secure a Note in the original principal amount of Two Hundred Eighty-One Thousand One Hundred Five and 0/100 dollars ($281,105.00), with interest thereon as set forth therein. Brock and Scott, PLLC, as counsel for Mortgagee or Transferee and under and by virtue of power of sale contained in the said mortgage will, on February 26, 2026, sell at public outcry to the highest bidder for cash at the main courthouse entrance of Limestone County, Alabama, within the legal hours of sale, the following described property:
LOT 76, PLANTATION PARK PHASE 3, A RESUBDIVISION OF LOTS 20-35 & 51-61, PLANTATION PARK PHASE 2, AND LOTS 19, 36, 50 & 62, PHASE 1, RECORDED IN PLAT BOOK J. PAGES 145-146, IN THE OFFICE OF THE JUDGE OF PROBATE OF LIMESTONE COUNTY, ALABAMA, AS CORRECTED BY SCRIVENERS AFFIDAVIT RECORDED IN RLPY 2019, PAGE 9149, IN THE OFFICE OF THE JUDGE OF PROBATE OF LIMESTONE COUNTY, ALABAMA.
The debt secured by said Mortgage has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Mortgage. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in Mortgage and by law, including attorney's fees.
This property will be sold on an "as is, where is" basis, subject to any easements, encumbrances, and exceptions reflected in the mortgage and those contained in the records of the Office of the Judge of Probate of the County where the above-described property is situated. This property will be sold without warranty or recourse, expressed or implied as to title, use and/or enjoyment and will be sold subject to the right of redemption of all parties entitled thereto.

The sale will be conducted subject to (1) confirmation that the sale is not prohibited under the U.S. Bankruptcy Code (2) final confirmation and audit of the status of the loan with the holder of the mortgage and (3) any right of redemption or other lien not extinguished by foreclosure.
