COUNTY OF LIMESTONE

Default having been made of the terms of the loan documents secured by that certain mortgage executed by Quita Lilena Mahoney to Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Nationstar Mortgage LLC D/B/A Mr. Cooper, its successors and assigns dated June 15, 2022; said mortgage being recorded on June 30, 2022 in Deed Book 2022, Page 57609, in the Office of the Judge of Probate of Limestone County, Alabama. Said Mortgage was last sold, assigned and transferred to U.S. Bank Trust National Association, not in its individual capacity, but solely as Owner Trustee for Citigroup Mortgage Loan Trust 2024-RP4 by assignment recorded in Deed Book 2025, Page 54089, in the Office of the Judge of Probate of Limestone County, Alabama.

The undersigned, Citigroup Mortgage Loan Trust 2024-RP4, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash before the main entrance of the Court House in Limestone County, Alabama during the legal hours of sale (between 11am and 4pm), on September 2, 2025 the following property, situated in Limestone County, Alabama, to-wit:

A tract of land lying in the Southeast Quarter of Section 23 and in the Northeast Quarter of Section 26, all in Township 2 South, Range 6 West, Limestone County, Alabama, and being more particularly described as follows: Commence at an existing concrete monument, Tennessee Valley Authority Monument No.22, at the Northeast corner of Section 26, Township 2 South, Range 6 West; thence South 35 degrees 05 minutes 25 seconds West a distance of 161.00 feet to a point; thence South 54 degrees 54 minutes 35 seconds East a distance of 108.92 feet to a point; thence South 34 degrees 42 minutes 52 seconds West a distance of 156.85 feet to a point; thence North 54 degrees 31 minutes 03 seconds West a distance of 362.61 feet to an existing 5/8 inch rebar, said 5/8 inch rebar being the Point of True Beginning of the tract herein described; thence from the Point of True Beginning South 18 degrees 55 minutes 54 seconds West a distance of 114.87 feet to an existing 5/8 inch rebar; thence North 70 degrees 35 minutes 58 seconds West a distance of 99.90 feet to an existing 5/8 inch rebar; thence North 70 degrees 39 minutes 24 seconds West a distance of 150.03 feet to an existing 5/8 inch rebar; thence North 50 degrees 12 minutes 04 seconds West a distance of 186.68 feet to an existing 5/8 inch rebar with cap stamped "Dunivant Engr. Co. CA-0044LS"; thence North 44 degrees 00 minutes 38 seconds West a distance of 111.67 feet to an existing 5/8 inch rebar; thence South 70 degrees 35 minutes 11 seconds East a distance of 424.80 feet to an existing concrete monument at the Southeast corner of Elk View Memorial Gardens as recorded in Plat Book D, Pages 82 and 83, in the office of the Judge of Probate of Limestone County, Alabama, passing an existing concrete monument at the Southwest corner of said Elk View Memorial Gardens at a distance of 99.80 feet; thence South 70 degrees 38 minutes 13 seconds East a distance of 99.02 feet to the Point of True Beginning and containing 1.05 acres, more or less.

SUBJECT TO: A 25 foot Right of Way Easement as recorded in Fiche 802, Page 36, in the office of the Judge of Probate of Limestone County, Alabama.

Said property is commonly known as 20093 Cairo Hollow Rd, Athens, AL 35614.

Should a conflict arise between the property address and the legal description, the legal description will control.

Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, but not yet due and payable), the right of redemption of any taxing authority, all outstanding liens for public utilities which constitute liens upon the property, any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, easements, rights-of-way, zoning ordinances, restrictions, special assessments, covenants, the statutory right of redemption pursuant to Alabama law, and any matters of record including, but not limited to, those superior to said Mortgage first set out above. Said property will be sold on an "as-is" basis without any representation, warranty or recourse against the above-named or the undersigned. The successful bidder must present certified funds in the amount of the winning bid at the time and place of sale.
