WHEREAS, default has occurred in the performance of the covenants, terms and conditions of a mortgage from QUENTIN SHANE WILBURN AND AMANDA DELYNN WILBURN HUSBAND AND WIFE to MORTGAGE ELECTRONIC REGISTRATION SYSTEMS INC. AS MORTGAGEE, AS NOMINEE FOR GUARANTY HOME MORTGAGE CORPORATION, on the 12th day of August, 2019, said mortgage recorded in the Office of the Judge of Probate of Limestone County, Alabama, on August 13, 2019, in Deed/Mortgage Book 2019, Page 51685, Limestone County, Alabama Records, said Mortgage having subsequently been transferred and assigned to PennyMac Loan Services, LLC, by instrument recorded in the aforesaid Probate Office; notice is hereby given that the undersigned PennyMac Loan Services, LLC, as Mortgagee/Transferee, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash at the West side of the Limestone County Courthouse located at 200 West Washington Street, Athens, AL 35611 in Athens, Limestone County, Alabama, on September 11, 2025, during the legal hours of sale, all of its right, title, and interest in and to the following described real estate, situated in Limestone County, Alabama, to-wit:

A part of the Northwest Quarter of the Southwest Quarter of Section 3, Township 1 South, Range 3 West of the Huntsville Meridian, Limestone County, Alabama, more particularly described as commencing at a metal disc with Wilbanks cap found at the Northeast corner of the Northwest Quarter of the Southwest Quarter of said Section 3; thence South 45 degrees 41 minutes 02 seconds West 42.21 feet to a capped one-half inch rebar set at the intersection of the South margin of a 60.0 foot right of
way for Shannon Road and the West margin of a 60 foot right-of-way for Mims Street, thence South 00 degrees 23 minutes 38 seconds West along the West
right-of-way margin of Mims Street, a distance of 190 feet, more or less, to the point on the attached survey made by William T. Hill, Jr., dated June 29, 1999 where the North line of an old fence intersects with the West right of way margin of Mims Street , said point also being the true point of beginning of the tract herein described; thence West a distance of 185 feet; thence South a distance of 235.5 feet, thence East a distance of 185 feet to the West right of way margin of Mims Street; thence North along the West right of way margin of Mims Street, a distance of 235.5 feet to the true point of beginning of the tract being herein described.
Said legal description being controlling, however the property is more commonly known as 29445 MIMS ST, ARDMORE, AL 35739.
