Under and by virtue of an Execution CV2024-900355, issued out of the Circuit Court of Limestone County, Alabama, on a judgment rendered therein, in which Stillwater Cove Homeowners Association, lnc. is the Plaintiff, and Dale H. Dowdy and Lisa Dowdy are the Defendants, l, Joshua McLaughlin as Sheriff of Limestone County, Alabama, will sell to the highest, best, and last bidder for cash at Public Outcry whatever equity the Defendants may possess in and to the following described real property, to-wit:
Lot 34, according to the Final Plat of "Stillwater Cove Subdivision, Phase 1, A Resubdivision of Lots 1 and 2 of Stillwater Cove Subdivision (Plat Book H, Page 229)", dated January, 2010, and recorded June 29, 2010, in Plat Book H at Pages 246-247, in the Office of the Judge of Probate of Limestone County, Alabama.
SUBJECT TO the following:
1. Ad valorem taxes for the 2012 tax year and subsequent years.
2. Eash and every easement, right-of-way, minimum setback building line, regulation and/or restriction noted on the Final Plat of "Stillwater Cove Subdivision, Phase 1, A Resubdivision of Lots 1 and 2 of Stillwater Cove Subdivision (Plat Book H, Page 229)", dated January, 2010, and recorded June 29, 2010, in Plat Book H at Pages 246-247, in the Office of the Judge of Probate of Limestone County, Alabama.
3. Declaration of Protective Covenants for Stillwater Cove Subdivision, Phase 1, recorded July 28, 2010, in RLPY Book 2010 at Page 37350 in the Office of the Judge of Probate of Limestone County, Alabama.
4. Articles of lncorporation of Stillwater Cove Homeowners' Association, lnc, an Alabama Nonprofit Corporation, dated July 16, 2010, and recorded July 28, 2010, in RLPY Book 2010 at Page 37324, in the Office of the Judge of Probate of Limestone County, Alabama.
5. Easements, Leases, Memorandum of Lease, Ordinances, Deeds, and Agreements of Record, if any.
6. Reservation of all water rights by prior owners.
Said sale to be held during the Legal Hours of Sale, at 11:00 o'clock, Monday, March 2, 2026, at the door, West-side of the Limestone County Courthouse.
Sale to be subject to all lawful liens and encumbrances.
